We understand that time is limited when buying a home and can be stressful, which is why we provide a verbal summary of findings on the day of inspection followed by a written report in accordance with Australian Standards 4349.1 &4349.3. When booking simply leave relevant contact details with our friendly support team to arrange an inspection date and time to suit, in the event of purchasing an existing home the inspection normally takes place prior to the end of the cooling off period.

Pre-Auction Inspections

Our pre-Action inspections can provide an in valuable tool for the shrewd investor; we can accurately assess the condition of the building and any future costs that may affect how much you would pay at Auction

will identify current maintenance issues and potential future issues weather the home is new or 100 years old. The pre-purchase inspection will include inspections of the interior and exterior of the building, the roof space, the sub-floor space, the roof exterior and the property within 30mtrs of the building i.e. shedding, fences etc. We are not able to assess or provide opinions on items that are concealed from site, electrical appliances, mechanical equipment or gas installations; we can however recommend licensed trades for those inspections if required.

Construction Inspections

Construction inspections ensure that your new home meets all relevant building codes and rules as well as complying with your signed off plans and amendments. We compile a written report that if required(very rarely) can be used in court as evidence, the report will list all relevant items requiring rectification i.e. poor workmanship, substandard materials failing to adhere to the plans etc.
The construction inspection process is aimed at ensuring you get what you’re paying for, the vast majority of south Australian builders aim for that but unfortunately miss the mark on occasion we are here to point that out!

Timber Pest Inspections

We will advise home owners on how to avoid termite infestation as well as seeking to identify the current condition of your home.

Subterranean termites often enter the property from beneath the slab entering through the bathroom or other slab penetrations such as the floor waste in the laundry etc this makes them very difficult to spot and often are not spotted until small cracks appear or mud like substance appears, we can normally spot these signs and will if quite sure recommend small holes be made for video or we may use thermal imaging, we do not have any link to the pest industry and;

Will not recommend any particular company, however we will happily ensure any suggested treatment is compliant with (AS 3660.1)

And relevant to your situation, as well as supervising any repair work you may require such as timber frame repairs (AS 1684.2 1999)
